Mumbai, August 24, 2026: Ekta World has launched The Business District Collection (TBDC), a new premium commercial real estate platform comprising six projects to start with across Bandra, Khar and Santacruz West. The initiative brings together a curated portfolio of commercial developments under a common brand proposition, with the ambition to create a distinctive network of premium business addresses across Mumbai’s western suburbs.

The Business District Collection (TBDC) is conceived as a portfolio built around efficiency and optimization of established neighbourhoods. Bandra, Khar and Santacruz West offer a unique advantage by bringing premium residences, workplaces, retail, dining, hospitality and entertainment within close proximity, enabling professionals to live closer to work, reduce daily commute times and enjoy a more convenient, connected lifestyle. The Collection will focus on premium commercial developments located within and around established corridors such as Linking Road, Hill Road and Turner Road.

“The Business District Collection (TBDC) represents our vision for a new generation of multi-dimensional commercial addresses in Mumbai. We are starting with six projects, more to come across Bandra, Khar and Santacruz West, with the aim to build the Collection into the most preferred commercial real estate for the resident businesses of the vicinity” says Ashok Mohanani, Chairman, Ekta World.

The portfolio is expected to appeal to a range of occupiers including founder-led businesses, professional services firms, creative and media enterprises, boutique financial firms, family offices, brand headquarters and corporate leadership teams seeking premium addresses in Mumbai’s western suburbs.

Each development within the Collection will retain its own architectural identity and project-level proposition, while sharing a common emphasis on design, efficient planning, contemporary building services, quality and a premium arrival experience. This approach is intended to create a recognisable commercial portfolio without compromising the individual character of each location.

“The premium office market is increasingly about more than the workplace itself. Location, accessibility, the surrounding neighbourhood and the experience an address offers employees, clients and business partners are becoming important considerations. TBDC brings these factors together across some of Mumbai’s most established western-suburb locations” said Vivek Mohanani, Managing Director, Ekta World.

The launch comes against the backdrop of continued investment in Mumbai’s transport and connectivity infrastructure. Improvements to the city’s metro and road networks are expected to strengthen connections between established western-suburb locations and key residential, commercial and employment centres. For businesses evaluating office locations, this evolving connectivity is increasingly relevant alongside access to dining, hospitality, retail and social infrastructure.

TBDC is therefore based on a simple proposition: the value of a premium business address extends beyond the building itself. Being located within an established neighbourhood offers businesses access to a broader ecosystem that supports employees, clients and visitors throughout the working day.

Bandra, Khar and Santacruz West are particularly suited to this proposition because of their established mix of residential, commercial, retail and lifestyle activity. The Collection aims to build on these existing strengths rather than create an isolated corporate district.

To start with ‘The Business District Collection’ (TBDC) brings together six distinct commercial developments under a single premium platform, creating a cohesive portfolio while preserving the individual identity and character of each address. The Collection is designed to set a consistent benchmark for quality, design and workplace experience across Bandra, Khar and Santacruz West, with the flexibility to expand to additional developments over time.

The launch of The Business District Collection reflects Ekta World’s view that Mumbai’s commercial real estate market is evolving alongside changing expectations from businesses and their employees. As organisations place greater emphasis on accessibility, employee experience and the ability to attract and retain talent, the surrounding neighbourhood can become an important consideration in choosing an office location.

TBDC seeks to respond to this shift by combining premium commercial environments with the established advantages of Mumbai’s western suburbs—proximity to residential neighbourhoods, retail and dining destinations, hospitality, entertainment and established social infrastructure. The objective is to create workplaces that are connected to the city rather than separated from it, allowing the surrounding neighbourhood to become an extension of the workday experience.
